#3 How Long Does It Take to Design and Build an ADU in Los Angeles?

Welcome back to Week #3 of our series answering the Top 5 Most Common Questions we get from homeowners about building an ADU in Los Angeles.

So far, we’ve covered:

1. Can I build an ADU on my property?

2. How much does it cost to build an ADU?

Today, we’re answering one of the most important questions for planning your project:

How long does it actually take to design and build an ADU in Los Angeles?

Let’s break it down.

Step 1: Design & Planning (4–8 Weeks)

We begin with site assessments, design development, and engineering. This phase includes:

  • On-site measurements and zoning review
  • Creating a functional layout and exterior elevations
  • Engineering and Title 24 compliance (as needed)
  • Interior layout planning and early finish selections

The more decisions made up front, the smoother the build.

🏛️ Step 2: Permitting (4–12 Weeks)

After your plans are complete, we submit them to your local building department. The timeline depends on:

  • Jurisdiction (City of LA, LA County, or other municipalities)
  • Type of ADU (garage conversion, detached, or 2-story)
  • Additional reviews like zoning, hillside, or historic overlays

We handle all the submittals, corrections, and coordination with city staff to get you permit-ready.

🚧 Step 3: Construction (4–6 Months)

With permits issued, construction begins. This phase includes:

  • Site prep, demolition, and foundation work
  • Framing, roofing, rough plumbing, and electrical
  • Windows, insulation, drywall, and finish carpentry
  • Flooring, tile, cabinetry, fixtures, and final inspections

Garage conversions trend closer to 3–4 months, while ground-up detached ADUs can take 4–5 months, depending on scope and finishes.

Pro Tips to Stay on Schedule

Want to avoid unnecessary delays? Here are two major ways to keep your ADU on track:

Finalize Design Selections Early

Try to make all key design decisions before construction starts. While it’s normal to make a few tweaks along the way, planning ahead makes a huge difference. Here’s why:

  • Long lead times: Items like windows, doors, cabinets, tile, and plumbing fixtures can take weeks to arrive
  • Delays in these materials can hold up multiple trades — especially insulation, drywall, and inspections
  • Appliance selections (especially for kitchen layout and water heater placement) are required for final inspection — don’t leave those last-minute
